Our property managers can apply to Residential Tenancy Tribunal to order the tenant to compensate you for any loss. You must take steps to minimise the loss and you are not entitled to compensation for losses which could have been avoided.
Tenants are required to pay rent in advance. If they have not paid rent for 14 days your property manager can give your tenant a notice of termination on the ground of rent arrears.
The landlord does not have to ask the tenant to pay the arrears before giving a termination notice.
